↓ Start the checkHot water systems rarely die overnight — they drop hints for months first. Most homeowners just don't know what the hints look like. Dale Royals has 30 years on the Gold Coast — here's exactly what he checks. Run through it yourself; it takes about five minutes.
Where to look: the silver data plate or sticker on the side of the unit — it shows the manufacture date. Most systems last around 10–15 years.
⚠ Warning sign: over 15 years old? It's living on borrowed time — worth a plan before it goes on a cold morning, not after.
Older than that? → Book a free auditWhere to look: the brass valve near the unit that blends your hot water down to a safe temperature so it can't scald. It's meant to be serviced about every 5 years.
⚠ Warning sign: water running scalding, lukewarm, or jumping around in temperature — the valve may be on the way out.
Temp all over the place? → Book a free auditWhere to look: the safety valve with a little lever on the side or top of the tank, and the pipe running off it. You're just looking — no need to touch it. The pipe should be dry.
⚠ Warning sign: constant dripping, rust or white crust around it = it needs a look before winter loads the system up.
Dripping or crusty? → Book a free auditWhere to look: around the base of the tank and where the pipes connect. A bit of dust is fine — you're checking the unit itself, not the floor around it.
⚠ Warning sign: rust streaks, green or white crust on fittings, or any pooling water. Caught early it's often still a repair, not a replacement.
Spot rust or water? → Book a free auditNo tools for this one — just notice how it behaves day to day. A healthy system gives steady, clear hot water that lasts.
⚠ Warning sign: running out faster than it used to, rumbling or popping noises, or rusty/discoloured hot water — classic signs of sediment, a failing element, or a spent anode. Usually cheap to sort if you catch it early.
Noticing any of these? → Book a free auditDale comes out, runs through all five points himself, and tells you straight what he finds — in about 20 minutes.
Most of the time it's a small, cheap fix. Sometimes it's nothing at all. Either way, you'll actually know — instead of waiting for a cold-shower surprise.
